The incentive zoning application for the proposed 37-home Cabbage Patch development within the Whispering Oaks subdivision is still waiting to be reviewed by the Onondaga County Planning Board, Supervisor John Salisbury said Oct. 15.
Salibsury said the item was on the OCPB’s October agenda, but the board has asked the town for an extension until Nov. 12. During the work session preceding the meeting, Salisbury said the town does not have to grant the extension and the process is delaying development.
“I don’t have a problem with the developer being held up,” Councilor Bob Geraci said. “It’s inappropriate to ignore the Onondaga County Planning Board.”
Geraci has voiced his reservations about the Cabbage Patch project because he said the proposal does not specify what improvements the developer will make to improve the town, as required under Lysander’s recently revised Comprehensive Land Use Plan’s incentive zoning guidelines.
The town board decided to grant the extension and voted to schedule a public hearing on the matter for 7 p.m. Nov. 26, which is Thanksgiving.
The town board also voted to approve a $400,568 extension of the West Genesee Sewer District, under which Cabbage Patch will fall if it is built.
“When Cabbage Patch development goes in, those 37 homes will be paying part of that so it reduces [the cost to sewer district residents] by … a couple of hundred dollars per year,” Salisbury said at the regular meeting.
“You used the word ‘when,’ John. Maybe you should use the word ‘if,’” Geraci said.
