Developers of a proposed apartment complex aimed at “empty-nesters and young professionals” on 547 E. Genesee St. in Fayetteville presented a planned unit development (P.U.D) application at the March 9 Fayetteville Village Board meeting.
“We’re at a point where we are transitioning and hopefully can bring in another vibrant asset to the village,” said Steve Eckler, a representative from O’Brien and Gere, who is developing the property with Morgan Management.
Mark Costich, from the civil engineering firm working on the project, presented details about the proposed project in front of the village board.
The complex will consist of 12 three-story buildings that contain a total of 312 housing units, 624 parking spaces, a 5,500-square-foot clubhouse/rental facility and trails for recreation. The units will be a combination of one-, two- and three-bedroom apartments. There will also be an on-site maintenance building and adequate space for snow storage, Costich said.
The developers already have conducted a traffic study and found there will be no significant impact on traffic in that area along Route 5 due to the project, and there will not likely need to be an installation of a traffic light, he said.
Trustee Christopher Randall said he was surprised by traffic study findings that a traffic light will not need to be installed, but said he was impressed with the detail of the study and all the information that was presented to the board.
A similar 400-unit apartment complex by Morgan Management has been built in Clay and would be very similar to the one built in Fayetteville, said Costich.
Mayor Mark Olson said he believes this piece of land is in desperate need of development.
“Over the past decade, there have been probably eight developers who have looked into projects on this land but nothing ever came of those,” Olson said. “This project gives us an opportunity to look at the piece of land and see how it can best be used.”
The village board approved the P.U.D application unanimously and it will now go to the planning board.
