Developers from Morgan Properties presented proposed rezoning changes to their Fayetteville Village Apartments application for the former O’Brien & Gere site to the Fayetteville Village Board on Monday.
The proposal seeks a rezoning from Industrial to Planned Unit Development (PUD).
The developers plan to rezone the 30-plus acre lot on 547 E Genesee St. to include five, three-story apartment buildings and 10, two-story townhouse style apartments totaling 200 apartment units.
Plans additionally include building a parking lot consisting of over 400 spaces, complete with a 40-space interior garage for the three-story apartments and a detached garage with 40 spaces. The two-story townhouse apartments will additionally include a 50-space interior garage and 50 spaces of driveway parking spaces. There will be approximately 335 visitor parking spaces for the project.
Additionally, the project will feature a 5,500 square-foot club house with an exterior pool, pool house, fitness center, leasing offices and a playground. Plans for additional sidewalks, site landscaping, bicycle parking, dark sky compliant site lighting, two relocated driveways accessing Route 5, walking trails, two 2-story mixed use buildings and outdoor seating have also been added. On-site stormwater management will also be available.
The Fayetteville Village Board made a motion to send the PUD application to the planning board for further insight and evaluation. The board then plans to open an escrow account of $20,000, paid by the developers to the village, to pay for the legal and engineering services of the project.
“The planning board is just one step in our process,” assured Mayor Mark Olson. “We’re going to need the planning board’s input, the public’s input, businesses’ input; we’re going to need everyone’s input. We’re a community that needs to work together on this.”
The Fayetteville Village Board’s next meeting is scheduled for Feb. 13.
