LIVERPOOL — On May 29, 2018, after three long years of discussions and negotiations, the Liverpool Village Planning Board approved a site plan for the proposed Meyer Manor apartment complex at 1225 Tulip St.
After buying the seven-plus acres of property just north of the Thruway from land-owner Marvin Meyer, developer Cosimo Zavaglia built four 27-unit apartment buildings on the vacant wooded lot. Clearing the woods, leveling the land and constructing the 108 apartments took more than two years, but now the rooms are ready to be rented – not as Meyer Manor but as Tulip Ridge apartments.
Former property owner Marvin Meyer was stunned and disappointed when he saw the signs with its new name, Tulip Ridge.
“I’m teed off,” he said.
He had wanted the apartment complex to pay tribute to his family name.
“My father’s family had owned that land for 100 years,” Meyer said.
The developer’s son, Giuseppe Zavaglia, said the project was re-named to help prospective tenants.
“We had a lot of issues [with the Meyer Manor name],” he said. “People seemed to be having a hard time trying to find it.”
To steer potential tenants in the right direction, the Zavaglias decided on a moniker that included the street name, Tulip.
When it was Meyer Manor, Giuseppe Zavaglia said, “people had trouble searching for us on the internet.”
Meyer met with Cosimo Zavaglia recently to complain about the name change.
Zavaglia simply told him, “Names change. Names change all the time.”
Meyer still feels bamboozled.
“All that time [they were planning the project] they just told me what I wanted to hear,” he said. “In the end, we didn’t have it in writing [to retain the Meyer Manor name].”
Tulip Ridge has opened up its facility for tours with pandemic guidelines in place.
The 7-plus-acre parcel is located just south of the Johnson Tract residential neighborhood on Morgan Road, a northward extension of Tulip Street.
Tenants have two choices. A one-bedroom, one bathroom 620-square-foot apartment is available for $1,100 monthly rent. The one-bedroom apartment has an open layout unit with a kitchen with brand new GE stainless steel appliances and granite countertops. Larger, two-bedroom, two-bathroom apartments are priced at $1,200 a month.
Tenants will be responsible for all utilities, and pets are not allowed.
Bedrooms offer plenty of closet space, Zavaglia said, with balconies in each unit. Apartment dwellers will have off-street parking lots provided.
Giuseppe Zavaglia indicated that response has been strong.
“Oh, it’s a great market,” he said. “We’re already processing applications.”
Successful applicants must prove they meet an income requirement of three times the monthly rent in total household income before taxes.
