A senior-housing, townhome and single-family home development is being proposed for Milton Avenue in the green space between Vanida and Richlee Drives.
A public hearing held during the Camillus town board meeting Tuesday, Dec. 13, aired the plans for the development, pending a zoning change.
Affordable Senior Housing Opportunities of New York, a Williamsville-based company, is looking to build a 130 unit, three-story senior living apartment building, 22 single-family homes and 39 townhouses at 3877 Milton Ave..
The developer is seeking approval for a zoning change for the 24-acre lot currently zoned as R3, or for a low-density housing development. The developer is asking the town board to change the zoning to planned unit development. The new zoning would allow the developer to build multiple types of homes and a road network, but all buildings are to be residential.
The project, tentatively named Milton Square, needs the zoning change before a final site plan can be submitted to the planning board, said Chris Trevisani, director of development for Affordable Senior Housing Opportunities.
“The development would blend in with the surrounding community,” said Trevisani, who is also a Camillus resident. “Our concept was not to disturb the existing topography.”
A few neighbors of the proposed project came to the public hearing to question Trevisani on the development’s drainage, a major issue in the area.
The current plans for the development include two retention ponds to assist with drainage in the entire development, Trevisani said.
Should zoning changes and a site plan be approved, Trevisani said the project could break ground in late spring or early summer. From “shovels in the ground” to occupancy, the project will take about a year.
