At a continuation of a public hearing on changes to zoning law in the village of Cazenovia last week, the village board finalized the proposed zoning law, increasing the maximum residential lot size from 20,000 to 40,000 feet and changing a portion of “Village Edge South” to accommodate for residences and multi-family dwellings rather than offices and restaurants.
“We’re confident that essentially [the law] is in its final form and we’ve now referred it to the Madison County planning agency,” Village Trustee Kurt Wheeler said.
In the March 2 revision of the proposed zoning law, a portion of Village Edge South closer to Nelson Street was adjusted to a proposed “Village Edge South 2” district allowing for the possibility of a senior center or residential areas.
At the public hearing Monday, March 16, the portion originally broken off from Village Edge South was relabeled as RM, or residential multi-family. This would allow for a senior center or other residences.
The maximum lot size was increased from 20,000 to 40,000 feet; a change that Wheeler said “gives more flexibility.”
The board last week also altered the parking requirement for any new convenience store. Rather than requiring a parking space for every 100 square feet of floor area, the new zoning requires a parking space for every 100 square feet of retail floor space.
The board continued the public hearing to the April 6 board meeting at the municipal building in Cazenovia. Wheeler said that the zoning would be voted upon at that meeting or a subsequent public session.
