The Cazenovia village board will hold another in a series of public hearings addressing proposed zoning changes Monday, March 16 at 6:45 p.m.
At the last village board meeting, Village Trustee Kurt Wheeler introduced the newest changes to the proposed new zoning laws.
One of the largest changes includes the introduction of a new “Village Edge South Two” district, a portion of undeveloped land on Route 20 closer to Nelson St. The new district on the western edge of the already established Village Edge South district would allow for multi-family or senior housing as per the village’s comprehensive plan.
A recent draft of the zoning law explains the purpose and intent of the Village Edge South district.
“The purpose and intent of this District is to encourage a compatible mix of residential office and limited service uses to create an effective transition from the older existing traditional village residences to the residential/agricultural and open space lands to the east in the Town of Cazenovia,” the draft states.
Under the new zoning, one family dwellings, residential accessory structures and home occupation limited uses will be allowed without a special use permit. Restaurants, offices, motels or hotels and home occupations would be allowed in the now undeveloped Village Edge South area.
The new draft includes changes to lot requirements throughout many districts, clarifying lot requirements for great clarity and consistency and correcting mathematical and practical dimensional errors, Wheeler said.
The intent of the new zoning is to allow room for expansion in accordance with the comprehensive plan, as well as to maintain the character of the village.
“If you go through the village of Cazenovia now, for the most part there’s a continuity of how far the houses are set back from the street, and that’s what creates that sense of proportion, that sense of neighborhood,” said Wheeler. “I think the idea with all the new residential neighborhoods that might be created in the future is to maintain that same sort of village flavor that we have now.”
